Bedok Rise Residences is being developed by Bellis Residential Pte. Ltd., the vehicle through which Allgreen Properties tendered for the Bedok Rise site. The Urban Redevelopment Authority confirmed the award on 2 December 2025, after a tender that drew 10 bids.
Allgreen Properties traces its history to 1980, when it began as a division of Kuok (Singapore) Limited. It was incorporated in 1986, listed on the Singapore Exchange in 1999 and taken private in 2011 within the Kuok Group, the diversified Asian group whose interests span property, hotels, logistics and agribusiness.
In Singapore, Allgreen has developed and handed over 53 residential projects, approximately 11,000 homes in all, across condominiums, apartments and landed terrace and semi-detached housing. Its completed condominiums include Cairnhill Residences, The Cascadia on Bukit Timah Road, One Devonshire, Holland Residences, VIVA on Suffolk Walk, RV Residences, Riverbay and Riviera 38 on Mar Thoma Road, Skysuites@Anson, Suites at Orchard, The Sorrento on West Coast Road and Riversails at Upper Serangoon Crescent.
The east has been Allgreen territory for three decades. Changi Court, completed in 1997, and Changi Green, completed in 2001, stand on Upper Changi Road East, a few minutes from Bedok Rise. Baywater, completed in 2006, sits on Bedok Reservoir Road. Bedok Rise Residences returns the developer to the same corridor, this time beside the station that links it to the city, Changi and, in time, the Thomson-East Coast Line.
Allgreen holds and manages a substantial commercial portfolio. Great World City is its flagship: two 18-storey office towers joined by a podium, a retail mall of about 1.06 million square feet of lettable area, and Great World Residences. Its retail holdings also include Tanglin Mall, Tanglin Place, The Seletar Mall and Pasir Ris Mall, and the group runs joint-venture developments in China with Kerry Properties. A developer that owns and operates property over decades brings that long view to the homes it sells.
Bellis Residential Pte. Ltd. placed the top bid of $464,800,000 for the Bedok Rise parcel, a land rate of $1,330 per square foot per plot ratio. Hoi Hup Realty's second-placed bid of $1,324 per square foot per plot ratio sat 0.4 per cent below it, among 10 bids in all. The site runs to 20,293.6 square metres with a maximum gross floor area of 32,470 square metres, and the full parcel record is on the project details page.
The appointed architect, the main contractor and the specifications are confirmed by the developer on release and published here as they are issued.
