The East Coast Road site that went out to tender this week is small by land sales standards, but it is large news for the east. EdgeProp Singapore and Stacked Homes reported the details, and this article reads them from a Bedok point of view.

The site sits at the junction of East Coast Road and Siglap Road, and it is made up of two adjoining plots of 26,706 sq ft and 32,527 sq ft. It is on the Confirmed List, allows up to 85 units, and requires an average unit size of at least 100 sqm, about 1,076 sq ft. Developers can build conventional homes or long-stay serviced apartments. The tender closes at noon on 3 December 2026. EdgeProp notes that it is the second-smallest plot ever offered by dwelling count, which tells you how unusual it is.

The minimum unit size shapes the product. With average units of more than 1,000 sq ft, the project is bound to be aimed at larger households and buyers with bigger budgets, which differs from the smaller layouts common in many launches. Analysts quoted in the reports see bids of roughly $1,450 to $1,650 psf ppr, with PropNex Realty at $1,550 to $1,650 and Realion at $1,450 to $1,550. Those are estimates, and the final bids could differ.

The neighbourhood has a reference point in Seaside Residences, an 841-unit development launched in 2017, whose resale units currently average $2,368 psf according to Stacked Homes. The report also names nearby schools, including Ngee Ann Primary, Opera Estate Primary and St. Stephen's School, details that help explain why even a small site in this part of the east draws interest.

Bedok Rise Residences, a working name, is a pre-launch 99-year leasehold condominium in District 16, developed by Bellis Residential of Allgreen. It is planned for about 380 homes, and Tanah Merah MRT on the East West Line is roughly 110 metres away. The project name, unit mix and pricing are still to be confirmed.

The two are different in scale and in product. The East Coast Road plot is a boutique site on the Siglap side, while Bedok Rise Residences is a mid-sized project beside a station. A reader comparing locations should visit both areas, since the feel of each neighbourhood is a personal call. The location page sets out what surrounds Bedok Rise Residences.

One tender result will not decide how the market moves, and bids may come in above or below expectations. What it does give us is a data point on how developers value east-side land in late 2026.
