A flash estimate is a first draft, and this one is best read with a calendar beside it. URA reported on 1 October that private home prices rose 1.4% in 3Q2026, up from 0.5% in 2Q. Here is a short guide to what is known now and what arrives next.

  1. Today: a provisional headline. The figure rests on early data and may differ from the final result. Within it, non-landed homes rose 0.9% and landed homes 2.8%.
  2. Today: the outer suburbs led. Non-landed prices in the Outside Central Region climbed 2.2%, after a 0.1% dip in 2Q. The Rest of Central Region edged up 0.2% after falling 1.2%, while the Core Central Region slipped 0.1% after a 1.8% rise.
  3. Today: sales cooled. About 4,296 private transactions had been logged by mid-September, against 6,148 across all of 2Q. One count covers a partial quarter and the other a full one, so the gap overstates the slowdown. 99.co read the mix as uneven growth, with buyers turning more selective.
  4. 23 October: the full statistics. URA's complete 3Q2026 release is due that day. Worth watching are whether the OCR gain survives the fuller dataset and where the final transaction count settles.
  5. Afterwards: new launches add evidence. Pricing on upcoming launches, and the 4Q reading in due course, will show whether the quarter was a turning point or simply one data point.

One caution applies to every step above. A price index measures completed transactions in the past quarter, not the asking prices of homes yet to be launched. It also aggregates many projects of different ages, tenures and locations, so a regional percentage cannot be mapped onto any single site. Treat each step as a checkpoint on the market's direction of travel rather than a price tag for a specific home.

Residences fit in this sequence? Bellis Residential, an Allgreen Properties vehicle, plans around 380 homes on a 99-year leasehold site off New Upper Changi Road in District 16, with Tanah Merah MRT (EW4) about 110 metres away. Bedok sits in the East Region, outside the core central areas. The project is still pre-launch, and its name, unit mix and pricing are pending, so none of the figures above can be applied to it directly. The land was awarded on 2 December 2025 after a tender that drew ten bids, and the developer's own release schedule, not the statistics calendar, will decide when buyers see actual numbers. The Land Transport Authority also plans to convert Tanah Merah into a Thomson-East Coast Line station as part of the extension towards Changi Terminal 5, expected in the mid-2030s.
