HDB put its flash estimate of the third-quarter 2026 Resale Price Index at 202.4, which is 0.2% lower than the second quarter. AsiaOne described the reading as the third straight quarterly dip. For an owner of a flat in Bedok or the estates around it who is wondering whether a move to private housing suits this year, the number is a useful backdrop, though only a backdrop.

What a flash estimate is

The Resale Price Index follows resale flat prices across the island in one series. A flash estimate is the early reading, built from the transactions available when it is published, and the final index follows afterwards. The word to hold on to is “index”: it describes the market in aggregate and says nothing about one block, one floor or one remaining lease. Two flats a few streets apart can sit on quite different paths even in a quarter when the index hardly moves.

How an owner can put it to use

A sensible way to read the figure is as one reference among several. Recent sales in the same block or street come closer to describing a specific flat, and HDB publishes resale transaction records that owners can browse for exactly that purpose. Floor level, remaining lease, condition and facing all shape what a particular home attracts, and none of them can be read from an island-wide percentage.

It also helps to separate the questions a household is really asking. How long does it plan to stay in the next home? What borrowing level does a loan officer consider workable? Which part of the island suits school runs and the daily commute? A quarterly index answers none of these, and each answer carries more weight in a decision than a 0.2% movement does.

Timing is a separate question. Selling a flat and settling into a new home each run on their own calendar, so most owners plan the sequence rather than the headline. Because the flash figure is provisional and the move between quarters is small, it is wise not to treat a single decimal place as a signal. A housing loan officer or a lawyer can explain how the pieces fit for an individual household.

Looking east: Bedok Rise Residences

For owners who live in the east and would like to stay there, Bedok Rise Residences is a 99-year leasehold condominium of around 380 homes planned on the Bedok Rise Government Land Sales parcel, off New Upper Changi Road in District 16. The developer is Bellis Residential Pte. Ltd., an Allgreen Properties vehicle. The site covers about 20,293.6 square metres at a plot ratio of 1.6, a relaxed density for a parcel beside a station. URA launched the tender on 18 September 2025, it closed on 27 November 2025 with ten bids, and the award followed on 2 December 2025.

Tanah Merah MRT (EW4) faces the site across New Upper Changi Road, about 110 metres away in a straight line. From there the East-West Line reaches Raffles Place in ten stops, Expo and its Downtown Line interchange in one stop on the Changi Airport branch, and Changi Airport in two. Bedok View Secondary School is about 400 metres from the site and Temasek Primary School about 980 metres, and the location page maps the surroundings in more detail.

The development is at the pre-launch stage. Its working name, unit mix and pricing will be issued by the developer, with floor plans and the e-brochure published on the site as they are released. Registration for that material is open through the contact page.
