Over the weekend of 3-4 October 2026, City Developments Limited (CDL) reported in its release that 350 of the 570 homes at Lucerne Grand had been sold, an overall average of about $2,480 psf, as carried by EdgeProp Singapore. Here are three questions a reader of Bedok Rise Residences may ask.
EdgeProp Singapore reported the split by type as 145 of 222 two-bedroom homes, 157 of 253 three-bedroom homes and 48 of 95 four-bedroom homes; that split is not confirmed by a second source. The counts add up to the 350 total, which is 61.4% of the 570 homes (our calculation, 350 ÷ 570). CDL said about 93% of buyers were Singapore citizens and about 7% permanent residents. These figures describe one project over one weekend.
Not directly. Bedok Rise Residences is a different site with a different developer, Bellis Residential Pte. Ltd., whose site title carries the Allgreen Properties name. It is a 99-year leasehold condominium on a Government Land Sales parcel in District 16, with around 380 homes planned. The project is pre-launch, and the official name, unit mix and pricing are still to be issued by the developer. A sales tally from another project cannot stand in for any of those details, so it is better treated as background than as a guide.
Land history is a better guide to this site's own facts. URA awarded the Bedok Rise site on 2 December 2025, after the tender was launched on 18 September 2025, and the developer's own releases will follow. Those dates are the ones to track.
Start with the things you can check yourself. The site sits off New Upper Changi Road, about 110 m from Tanah Merah MRT (EW4), which you can judge on foot at different times of day. The location page sets out what is nearby. Next, ask for the unit mix and the price list once the developer releases them, and compare layouts against how your household actually lives rather than against what sold elsewhere. It also helps to list the questions you will put to the sales team at the preview: expected unit sizes, the stack and floor you are interested in, the payment schedule and what the specification includes. Written answers are easier to compare later than recollections.
Budget is the other half of the question. Work out your own financing position, including how much you are comfortable borrowing, before a preview date arrives. A percentage-sold figure says nothing about whether a particular unit suits your numbers.
