Lucerne Grand comes with a direct link to Lakeside MRT station on the East-West Line, the feature City Developments Limited (CDL) puts at the centre of its pitch for the 570-home project on Lakeside Drive. With sales bookings starting on 3 October 2026, investors now have a fresh, priced example of a rail-connected launch with retail on its ground floor.

What the launch puts on record

CDL's figures supply the starting points: two-bedders from $1.498 million at 624 sq ft, three-bedders from $1.988 million at 883 sq ft, and four-bedders from $2.788 million at 1,152 sq ft. The five towers rise 17 storeys each, and a podium named Lucerne Galleria will hold a supermarket plus food and shops on level 1. EdgeProp Singapore noted that the land was won at a June 2025 government tender for $608 million.

Why a station link matters to a landlord

For an investor, the value of a covered connection to a train line lies mainly in tenant appeal. Renters weigh commute time heavily, and a home where the platform is reached without crossing a road is easy to describe in a listing. The East-West Line also runs through to the city, which widens the pool of working tenants a rail-side address can draw on. A supermarket inside the same development adds daily convenience that tenants notice. Neither feature guarantees rental or resale results, and this piece makes no forecast; they are simply the attributes any comparison should weigh first.

Using it as a yardstick

A yardstick works by holding the comparison constant. Take the list of what Lucerne Grand offers, namely distance to rail, on-site retail, total home count and developer, and apply it to each project on your shortlist. Where a rival lacks the station link or the shops, ask what its price list offers in return. Where it matches, the comparison narrows to size, layout and cost per square foot. It also helps to note how much each developer has disclosed so far, since a project with a full brochure can be judged on more than location. Rental demand depends on far more than a launch brochure, so check current data with a qualified source before committing.

How Bedok Rise Residences compares on paper

Bedok Rise Residences, the working name for the planned condominium off New Upper Changi Road in District 16, scores on the rail test before a brochure exists. Tanah Merah MRT station on the East-West Line faces the site about 110 metres away, and the same station serves the branch to Expo and Changi Airport. The 99-year leasehold parcel is planned for around 380 homes by Bellis Residential, an Allgreen Properties vehicle. Its name, unit mix and pricing are still pending, so a like-for-like comparison has to wait.
